Mason Street Flats
Meeting a Need in the Marketplace
The Mason Street Flats project was born out of the need for rental product in Fort Collins after the economic crisis of 2008. With the contraction of the credit markets, less people were able to purchase and the rental vacancy rate moved into an all-time low. Brinkman saw this as an opportunity to fill a need in the community by purchasing and developing a plot of land that was sitting dormant for 24 months.
Through extensive market research, feasibility and financial analysis, Brinkman demonstrated the positive fiscal impact of this project to the Downtown Development Authority, successfully garnering Tax Increment Financing to make Mason Street Flats a reality.
Mason Street Flats developed an existing, unused site into an active and exciting rental community. With no new high-end rental products available in Old Town Fort Collins during this time, it met a need and increased the demand for new business to support this demographic.
Poised in the heart of the city’s premier dining, entertainment, and recreational amenities, Mason Street Flats provide the ultimate lifestyle experience. Open layouts offer ultimate functionality and the interior designs play on the natural beauty and spirited atmosphere of the surrounding area while providing stunning views, premium amenities, and secure underground parking.
Mason Street Flats went from an unused parcel to a dynamic project that increased the number of professionals living in Old Town. This helped to create a higher tax base for the area and contributed to the continued growth of one of the City’s biggest focus areas.
