Conventions, tourism trigger N. Colo. hotel boom

A flurry of hotel construction could bring more than 1,200 new rooms to Northern Colorado during a boom fueled by growth in the convention business and an expected explosion of new tourist attractions.

Three projects with 378 rooms are planned in Fort Collins, but the bulk of new beds is clustered at the 2534 development in Johnstown and the Crossroads Boulevard corridor off Interstate 25 in Loveland.

Loveland saw record hotel occupancy rates last year and Crossroads is “the eye of the hurricane,” said Realtor Matt Haskell of URealty Inc., in Fort Collins, which recently brokered the sale of two parcels to hotel developers. The area is positioned as a centralized location less than an hour from Denver International Airport, 45 minutes from Estes Park and a short drive from Fort Collins.

Spirit Hospitality has contracted with Brinkman Partners to build a 104-room hotel at Harmony Road and Lady Moon Drive and has another project in the works in Fort Collins that representatives declined to discuss.
